1) Price is almost everything: People have the misconception that advertising and more marketing will make an expensive house sell. Extensive advertising can get buyers into your home, but if you don’t have the best value among your competitors, then your home won’t sell. Your real estate agent is helping you sell other houses because most buyers aren’t looking at just one house.
2) Accept reality: everyone is at the mercy of the real estate market. It doesn’t matter how much your house would have sold for a year or two ago. It only matters what it’s worth today. My Google share is worth $528 today. I’d like to sell it for $700 today, but no one in their right mind would. Homes are not so much a commodity as they are a stock, but there is a method of valuing a home based on similar homes recently sold. The market sets the value of your home. You just have to decide if it’s enough to sell.
3) Examine your competition – Ignore your ego or stubbornness and look at your competition. Be sure to look at your competitors with an open mind and through the eyes of a buyer. If you were a buyer, would you buy your own house for $300,000 when you can get a bigger house in better condition on a better lot for $275,000? If you wouldn’t do that, why do you expect others to?
4) Hire good representation: This is probably the biggest financial transaction of your life. It’s good to have professional representation. When you hire a real estate agent, make sure you get a good one. Let’s face it, there are some bad real estate agents out there. You could potentially be working with this person for a long time (hopefully not). So make sure you match them well.
5) Create a model home: Most people don’t want to buy a top to fix, and if they do, they want a good price. Nice houses with a realistic price will sell. If you have the time, money, and energy, arrange for your deferred maintenance and make your home as nice as possible.
